If a tenant calls with a repair request, have them put it in writing. It’s always better to have a written maintenance request because then you have a paper trail of what’s going on. Availability and Communication


Once we get a repair request, we immediately call the owner and discuss what’s needed at the property and what the best course of action will be. We want you to know what’s going on when something needs to be fixed or replaced. If you don’t have a professional property manager to take care of this for you, make sure you’re available to your tenant. There could be emergencies that need an immediate response, so you need to be accessible.

 

Choosing the Right Vendors


Use vendors who are licensed, bonded, and insured. This will ensure you and your property are protected. One of the most important steps in any maintenance plan is to make sure the work got done. Always follow up and ensure it was done properly and the issue was addressed. Conduct routine assessments of your property so you can be sure the tenant is taking care of the home and all the maintenance that’s needed gets attention.
